摘要
中國的資產評估是伴隨著改革開放的大潮興起的。房地產評估屬于資產評估中的一類，是資產評估的重要組成部分。房地產是房產與地產的一種實體與權利的結合，待估對象較復雜，對評估機構及從業人員有很高的專業能力和整體貭素要求。房地產並不是一個孤立的對象，周圍環境的變化對其價值會有很大的影響。本文通過分析金融危機下房地產行業現狀，提出房地產評估中出現的問題，並據此尋求解決的途徑。

china"s asset assessment is accompanied by the rise of the tide of reform and opening up. assessment of real estate appraisal is a class of assets is an important part of asset valuation. real estate is real estate and real estate entities and rights of a combination of more complex objects to be estimated, on the assessment agencies and practitioners with high professional competence and overall quality requirements. real estate is not an isolated object, changes in the environment have a significant impact on its value. by analyzing the status of the financial crisis the real estate industry put forward the problems in the real estate assessment, and accordingly seek a solution.
